Security Audits Phuket
If it's important to you, it's important to us. An independent look at where your security is exposed.
Independent on-site security audits for hotels, resorts, residential developments and corporate facilities in Phuket. We identify the risks, then hand you a practical, prioritised action plan.
Independent Risk Review
A comprehensive, objective review of your current security posture by a senior SGS consultant. We tell you what we'd change — even if it means recommending against expansion of paid guarding.
Threat & Risk Assessment
Property-specific threat analysis: location, guest profile, asset value, recent local incident patterns, neighbourhood risk and known vulnerabilities for your property type.
Electronic Security Analysis
CCTV coverage, access control, alarm systems, intrusion detection — reviewed for design gaps, blind spots, single points of failure and integration weaknesses.
Physical Security & Manning
Static guarding plan, doorway and lobby security, patrol routes, post orders and the supervisory chain. We look at how the people, posts and procedures actually work together.
Standard Operating Procedures
Review of your existing SOPs — emergency, incident, escalation, key control and visitor handling — against operational reality. We recommend what to keep, what to retire and what to write.
Prioritised Action Plan
You receive a written report with findings, recommendations and a prioritised implementation roadmap. Quick wins, capex items and process changes — separated and dated.
Why an independent security audit
Every property owner thinks about security. Few have the time or the in-house expertise to step back and ask whether what they have actually works — until something happens.
An SGS security audit gives you an independent, written, evidence-based answer to that question, delivered by a senior consultant who has spent the last two decades inside Phuket’s hotel, villa and residential sites.
What the audit covers
The full audit covers six interconnected areas:
- Threat and risk — property-specific risk profile, threat scenarios, recent local incident patterns
- Physical security — perimeter, lobby, BOH access, key control, vehicle access
- Electronic security — CCTV coverage and quality, access control, alarms, integration
- Manned guarding — post structure, patrol design, supervisory chain, post orders
- Procedures — emergency, incident, escalation, key control, visitor handling
- Staff and personnel — vetting, training, awareness, exit procedures
You receive a written report with findings by category, photo evidence where relevant, and a prioritised action plan separating quick wins, capex items and procedural changes.
When clients commission an audit
The most common triggers we see in Phuket:
- New ownership or asset-management taking on a property
- An incident has highlighted that current security may not be adequate
- Pre-opening of a new hotel, resort or residential development
- Insurance, group brand standards or franchise compliance review
- Annual security review for properties that are already SGS clients

Frequently asked questions
Do I have to use SGS for guarding after the audit?
No. The audit is independent. We routinely audit properties that use other guarding companies, in-house security teams or no human security at all. Our findings are not contingent on you hiring us.
How long does an audit take?
A typical hotel or resort audit takes 1–2 days on site followed by a written report within 7–10 working days. Larger sites and multi-property reviews are quoted separately.
What does the final report cover?
An executive summary, detailed findings by category (physical, electronic, procedural), a prioritised action plan with rough cost categories, and a recommended next-review date. Suitable to share with owners, asset managers or insurance.
Is the audit confidential?
Yes. The audit and resulting report are commercially confidential. The findings are not shared with third parties and we sign an NDA on request before fieldwork begins.
Can you audit a property that's still under construction?
Yes — and we recommend it. A pre-opening audit lets you design security into the building and the operating model rather than retrofitting it after the property opens.
